We collect what you choose to give us, plus a small amount of technical information needed to run and protect the site.

• Your name, email address, and phone number when you fill in a form.
• Details about your plans, such as whether you want to buy or sell, the area you are interested in, your timeline, and anything you write in your message.
• For a home valuation request, the address of your home and basic details about it, such as its type, size, bedrooms, and bathrooms.
• The home you were looking at, if you contact us from a listing page.
• A record of when you gave consent, and a record of our emails, calls, and messages with you.
• Your IP address, which is used briefly to limit repeated form submissions and block spam, and which may appear in our server logs along with the pages requested.

We use your personal information to:

• Reply to your message or request, including an automatic email confirming we received it.
• Prepare your home valuation and talk it through with you.
• Arrange showings, and send you the listings and information you asked for.
• Keep a record of your consent and of our conversations.
• Protect this website from spam, fraud, and misuse.
• Meet our legal and professional duties as real estate registrants.

We contact you about your enquiry only after you tick the consent box on our forms. We record the date and time you gave consent. Our messages say who we are and how to reach us.

You can withdraw your consent at any time by using the unsubscribe link in any email, replying STOP to a text message, or contacting us directly. We act on every request within 10 business days, and it costs you nothing. After that we will stop sending you messages, except messages we are required to send, such as those about a transaction you are part of.

Under Canada's Anti-Spam Legislation, a reply to a question you asked us is allowed without further consent. We will not add you to marketing lists without asking.

We do not sell your personal information. We share it only where needed to help you, and only with:

• GoHighLevel, the customer relationship management service we use to store your contact details, keep track of our conversations, and send emails. It handles your information on our behalf.
• Our web hosting provider (Hostinger), whose servers run this website and may keep server logs.
• King Realty Inc., Brokerage, our brokerage, which needs certain information to meet its legal and regulatory duties, such as keeping transaction records.
• Professionals involved in a transaction, such as lawyers, mortgage professionals, and inspectors, when you ask us to or agree to it.
• Government bodies, regulators such as the Real Estate Council of Ontario (RECO), and courts, where the law requires it.

The services we use may store or process information in Canada or in other countries, including the United States. When information is stored outside Canada, it is subject to the laws of that country and may be accessible to its courts and authorities.

We keep your enquiry details only as long as we need them for the purposes above. If you become a client, the law requires the brokerage to keep records of a real estate transaction for at least six years after it closes, so those records are kept for that long. After that, or if we no longer need your information, we delete it or make it anonymous.

We use reasonable safeguards to protect your information, including encrypted (HTTPS) connections, limited access, private access keys that stay on our server, and spam protection on our forms. No system is completely secure, so we cannot guarantee absolute security.

If a breach of our safeguards creates a real risk of significant harm to you, we will tell you and report it to the Privacy Commissioner of Canada as soon as possible, as the law requires.

You can ask us to do any of the following. We may need to confirm who you are first, and we will reply within 30 days.

• Tell you what personal information we hold about you, and how it is used.
• Correct information that is wrong or out of date.
• Delete your information, where we are not required to keep it.
• Stop contacting you, or stop using your information for a purpose you no longer agree to.
